Bookaroom.ie have been renting student accommodation since 1997. We understand students expectations and consider quality, comfort, location, safety and the ongoing maintenance of the properties to be paramount.
All our properties have been touched up, fully cleaned and very well presented for the students of 2011. You can expect quality student accommodation.

We understand that whilst students are here in college to study there is also a social aspect to the term in Waterford. We do however highlight, that we operate a strict no party policy. This is to ensure the safety and comfort of all of our student residents.
We have a full maintenance department which is run by Maria Clifford our Company Director. Maria has worked very hard all summer to prepare our properties for your comfort. So when you are renting from Bookaroom.ie if something breaks down or you have an issue in your apartment you can expect a prompt service. You can always email Maria direct on reception@bookaroom.ie
Points to note at this time, when you are moving in don´t forget to fill in the check in report and hand it back to the girls on reception. If there are any marks or something we should know about, moving in time is the time to highlight. Last year we had very few deductions from deposits on departure as a result of this system. Also when you are moving out, PLEASE leave your apartment as you found it, clean.

Terms for Renting Student Accommodation
Period 1ST SEPTEMBER 2011 - 31ST MAY 2012
The conditions of occupancy are as follows:
DepositTenants must pay a deposit of €500.00 for their room. This is a security deposit. The deposit is refunded in full at the expiration of the lease agreement providing all the contents and the structure of the apartment were as you received it at the start of the lease period.
Account DetailsYou must supply credit card/laser card details as security that rent will be paid on time. Failure to pay rent on time will result in an automatic debit from the credit/laser card account supplied. Please note all credit card transactions are subject to a 2% charge. There is no extra charge with a laser card.
Payment Instalments
Rent is paid in two instalments & must be paid in full before the 1st September and 4th January.
- 1st September - 16th January
- 16th January - 31st May
Guest Policy
All visitors must leave the building by 11pm.
FurnishingsAll properties are fully furnished but occupants must provide their own towels and bed linen.
InsuranceInsurance cover for personal belongings is not covered under the rental agreement. We would recommend that tenants take out a contents insurance policy. We can organize this for you and we will not charge you a fee.
Early VacationApplications are accepted for the entire 39 week occupancy period. No refunds of rental fees paid will be made in the event of early vacation, irrespective of the circumstances. In such event, your deposit is non-refundable and you are also responsible for paying all the rental charges for the entire duration of the lease.
Co-TenantsWe will endeavor to provide you with your preference; however this may not always be possible, i.e. we do not guarantee who your co tenants will be and equally we cannot guarantee that you will get an en-suite bedroom.
CancellationsCancellations before the 31st July will be liable to pay a €100 administration fee. Cancellations after the 31st July but prior to moving in will be liable for a €300 administration fee. All fees will be deducted from the booking deposit.
Refuse ChargesWaste removal is included in your rent in Railway Square and Aylesbury Manor. Other units may not include waste. Please check on enquiry.
Utility ServicesThe tenant is responsible for all utility services i.e. gas, esb, television licence etc. The ESB may only place 1 tenants name on an account. It is up to all the tenants in the property to organize payment between them
MaintenanceMaintenance issues which may arise in the property due to poor housekeeping & a lack of ventilation etc is the responsibility of the tenant. In such circumstances, the tenant is liable for any charges which may arise due to a lack of care and poor housekeeping skills.
Lease AgreementEach student must sign a legally binding lease agreement. The term is strictly the 1st September 2011 to 31st May 2012.
GuarantorEach parent / guardian must sign a guarantor form which promises the following:
- In the event a student defaults in payments, the parent /guardian guarantee payment.
- Parents / Student will continue to pay rent for the period 1st September - 31st May, regardless of the students change in circumstances.
- Parents / Student will continue to pay rent for the period 1st September - 31st May, even if the student has been given notice, due to breach of contract and house rules.
- Each Parent / Guardian / Student understands that the property must be respected and continuous disturbance to other tenants / neighbors will result in notice to quit.
- Offenders who cause criminal damage or are in breach of the peace will be fined for damages or any security callouts. This is a strict policy which results in a happy environment for our student residents.
Finally, to receive the keys to your property, all of the following must be provided to Book A Room.ie
- Photocopy of passport / drivers licence
- Fully completed student registration form.
- Fully completed guarantor form.
- Security deposit and 1st terms rent.
- Credit/Debit Card details to be supplied as security that Rent will be paid
- Legally binding lease agreement must be signed.
- Passport colour photo must be attached to the registration form.
Students need to pay by cheque, Bank draft, credit or laser card.

€65 - €75 per student per week
Available for students we have 2, 3 & 4 bed apartments within walking distance of the College and the City Centre. The prices are per room per week. A deposit of €500 is payable
