Tenant... What You Need to Know

Deposit

A security deposit is required prior to occupation of the property which is equivalent to one month's rent. The deposit is held to cover any breakages, damages, or other tenant liabilities. At the end of the tenancy a letting agent or in some cases the landlord will inspect the property and assess any damages and deductions due.

The deposit cannot be used to cover rent.

The security deposit will be returned in full once the following is in order:

  • Property is thoroughly cleaned i.e. fridge, oven, etc
  • Proof that ESB and Gas Bills are nil or transferred to new address
  • No breakages and damages to the property.
  • All bins emptied, and rubbish and personal items removed.

Deposits will not be returned if you terminate the Letting Agreement before the lease expires

Holding Deposit

To hold the property you have selected you will need to pay a security deposit of at least one month's rent. Once the tenancy goes ahead, the first month's rent is due on collection of the keys within the office along with the following information.

Checklist
  • Sign lease agreement in Bookaroom.ie office
  • Bring copy of Passport or Drivers Licence
  • Bring PPS number
  • Two written references required, employer, landlord, professional, bank. In the case of self employed individuals a tax clearance cert or letter from accountant is required.
  • Completion of tenant registration form in full.
  • One month's rent and one month security deposit in full
  • Bank Details to arrange rent by standing order

We will help you with the following;

  • We will transfer the Electricity and Gas a/c into your name
  • Your weekly bin (waste) collection
  • Introduce you to our Insurance partners who will insure your contents for around €75. (they may change if you have lots of valuables)
  • NTL television, broadband, and telephone account assistance.
  • Introduce to our tax partners to help you claim back expenses.
  • Arrange cleaning for you if you need this service.

Do I need to insure my personal belongings?

Tenants are responsible for their own contents insurance. It is the landlord's responsibility to insure the building. We recommend all tenants to insure their personal items in the event of fire, water damage, or theft. Insuring your own personal belongings usually only costs around €75.

Who looks after the TV Licence?

The television licence applies to the occupier not the property, so a licence should be purchased from your local post office.

Are pets allowed in a property?

Usually no, however this really depends on the property and the landlord's preference. Sometimes an extra security deposit can assist in making the arrangement possible.

Do I have to pay refuse (waste) charges?

Refuse charges are the responsibility of the tenant. We would be delighted to help you make an arrangement.

Do you accept rent allowance?

Yes once references are provided and social welfare have approved you for the rent amount advertised.

What happens if I break my lease?

The lease that you signed is for a fixed period, usually twelve months. If you decide to move out early for any reason you will forfeit your deposit as the landlord uses this as loss of rent.

Can I claim rent relief?

Irish citizens and foreign workers can claim tax refunds such as medical exp, rent relief, medical insurance and PRSI refunds.  Contact www.taxback.com for a free assessment.

In most houses and apartments that we rent you can usually expect the following furniture and appliances; (but it is not guaranteed)

In general you can expect a clean property with electrical, gas or oil heating. You can also expect furniture and appliances to be in good working order and good appearance. We recommend our landlords present their property well and that it is fresh and clean.
