Before we rent to a prospective tenant we make sure we do all the things you expect, such as reference checks, registration, collection of rent & deposit, standing order forms, identification checks, PPS & DOB, and most importantly you can rely on our experience and intuition.

Tenants today expect a high quality service. Delivering this service is an integral part of what we do. That is why our tenants stay longer in our properties, and benefits all landlords that choose to let through us. We charge 10% of the monthly rent plus VAT @ 21%. An initial finder's fee is also charged. This is usually 60% of the first month's rent.
About two months before the lease expires we contact your tenant to renew the lease. We charge €100 for renewals. No finder's fee is charged, just the usual 10% of the monthly rent.

We monitor and collect your rent and arrange a swift timely transfer to your account every month.

We respond to your tenants maintenance issues quickly. Our dedicated maintenance department that is highly experienced, so you are guaranteed very competitive prices. As well as getting the issues assessed, quoted for and fixed, we can also complete property upgrades and complete refurbishments.
At bookaroom.ie we always try to avoid getting to the point of conflict. We endeavour to provide solutions to problems which may arise during the tenancy. The Private Residential Tenancies Board (PRTB) is an organisation set up by the Government of Ireland. Its main role is to provide a dispute resolution service for landlords and tenants. Bookaroom.ie will respond on behalf of the landlord and present the required documentation should a dispute arise through the PRTB. Fees for this service will be assessed on an individual basis.’
We have a very strict policy in relation to rent arrears. We have a zero tolerance policy when it comes to late rent. If tenants continue to re-offend with late payments, we act swiftly always keeping the landlord up to date. We ensure payments are strictly monitored, reducing risk for our landlords.
